Community Development - our way

When people buy at Ellenbrook, there are two things that really matter to them – good community planning and a well-developed sense of community.

They matter to us at LWP as well, which is why both have been at the heart of our vision for Ellenbrook since the beginning. Working with the City of Swan and residents from surrounding communities, we devised a Community Development Plan to show how we would create a vibrant and sustainable community at Ellenbrook.

The Plan encompasses 'place planning', a provision of facilities and services and funding mechanisms to support the creation of a community. It is reviewed and updated regularly.

Our planning lead to many firsts in community development at Ellenbrook including:

  • Schools in Houses (and also Schools in Offices) – an innovative way of providing primary school facilities by the time the first 50 residents had moved into their new homes
  • Community Development Fund – a partnership funded by the Ellenbrook Joint Venture and City of Swan that provides funds for community facilities
  • Employing a Community Development Officer from the very early days (community development is now managed by the City of Swan)
  • Establishing Ellenbrook Arts – a not for profit organisation to promote arts and culture

  • To be offered within LWP communities
  • To be offered in the long-term after receiving initial funding to get started

Environment

Throughout Ellenbrook the emphasis is on enjoying and caring for the environment.

We have retained as much of the native bush as possible, and put local species back into public open spaces. Our planning guidelines encourage passive solar orientation of houses, energy efficient appliances, and water-wise gardens in the public and private spaces.

Our extensive bike and hike trails connect all parts of the town and villages, reducing the need for vehicles as well as encouraging healthy and connected living. As people meet new neighbours and make connections they are also building their community, which is an essential part of the Ellenbrook experience.

We want people to enjoy their environment, and that’s why we offer LWP’s unique ‘eco-logical’ front garden design packages in all land sales, to help people create sustainable gardens.

All homesites in Malvern Springs come with an eco-logical front yard landscaping package, using local plants that are native to Ellenbrook. Malvern Springs is a GreenSmart community and one of the first land developments in Perth to be awarded UDIA certification for the EnviroDevelopment categories of Community and Ecosystems. 

The design guidelines for homes at Malvern Springs ensure that household non-renewable energy consumption is reduced by 40% by using hot water heating systems and ensuring that homes are designed to suit the local environment. 

It’s just another way we are building a sense of place and ensuring sustainability for generations to come.
