One of our key objectives for Ellenbrook has always been to ensure the community offers a range of housing types and styles for the residents.

To create an attractive streetscape and enhance the value and potential of your home, special design guidelines, covenants and building conditions apply.

The design guidelines also identify ways buyers can reduce the carbon footprint of their new home. This often results in savings in running costs – a major bonus for the buyer!

LWP aims to create design guidelines that are straightforward and easily understood, whilst providing for a modern, cohesive streetscape. They are always on hand to provide advice and information to purchasers and home builders.

Stamp Duty

Stamp Duty is payable on the purchase of land. If you are a first homebuyer, you are exempt from stamp duty if your homesite costs $300,000 or less. If you are not a first homebuyer, the stamp duty rate varies according to the price of the land you are purchasing. For more information on stamp duty, and to calculate the rate payable on your homesite, go to www.reiwa.com and click on FAQs.

Purchasing land when not an Australian Resident

If you are not a resident for tax purposes in Australia, you may need to obtain approval to purchase from the Foreign Investment Review Board. Further information can be found at www.firb.gov.au

Settlement Agent

Your settlement representative should be nominated at the earliest opportunity. Your settlement representative will prepare the transfer documentation and lodge contracts for stamp duty assessment.

Land Title

When you buy a homesite at a new land development, the purchase cannot be settled until titles for the land have been released by Landgate.

The time it takes to secure titles varies from area to area, and can take approximately 5 months from commencement of construction.

LWP works closely with Landgate to ensure that land titles are available as soon as possible to allow settlement to take place and building to start.

You can check on the latest title information for your lot here.
