First Homebuyers Grant

If this is the first time you have bought a house in Western Australia, and if you’re going to use the home as your main residence, you may be eligible for the First Homebuyers Grant.

Stamp Duty

Stamp Duty is payable on the purchase of land. If you are a first homebuyer, you are exempt from stamp duty if your homesite costs $300,000 or less. If you are not a first homebuyer, the stamp duty rate varies according to the price of the land you are purchasing. Purchasing land when not an Australian Resident

If you are not a resident for tax purposes in Australia, you may need to obtain approval to purchase from the Foreign Investment Review Board. Further information can be found at www.firb.gov.au

Settlement Agent

Your settlement representative should be nominated at the earliest opportunity. Your settlement representative will prepare the transfer documentation and lodge contracts for stamp duty assessment.

Land Title

When you buy a homesite at a new land development, the purchase cannot be settled until titles for the land have been released by Landgate.

The time it takes to secure titles varies from area to area, and can take approximately 5 months from commencement of construction.

LWP works closely with Landgate to ensure that land titles are available as soon as possible to allow settlement to take place and building to start.
