Community Development/Our Approach
Research suggests that community planning and a well-developed sense of community are two of the most important factors that residents consider when they purchase a homesite. Community planning has been at the heart of the vision for The Glades at Byford since its earliest days.
A Community Planning Team that included representatives from the Shire of Serpentine-Jarrahdale and residents from the surrounding communities developed the framework for this Community Development Plan. The plan outlined the evolution of a vibrant and sustainable community. The Glades at Byford Community Development Plan encompasses 'place planning', a provision of facilities and services and funding mechanisms to support the creation of a community. It is reviewed and updated regularly.
Some of The Glades community development initiatives include:
- Community Development Fund – a partnership funded by The Glades and Shire of Serpentine/Jarrahdale that provides funds for community facilities
- Employing a Community Development Officer from the very early days

Sustainability and an environmental focus in its Urban and Community Design
The Glades at Byford has become the first development in Western Australia to achieve certification in three categories in the Urban Development Institute of Australia's EnviroDevelopment program. The Glades has achieved certification in the Ecosystems, Water and Community categories of the program, which assesses the sustainability credentials of a development. Download Flyer.
The Glades has also been named the Housing Industry Association (WA) GreenSmart Residential Development of the Year 2011. The HIA GreenSmart judges commented that although the development is still in its infancy, it is clear that when it is completed, the overall development will have raised the bar for other developers.
They also praised the consideration that LWP has given to passive solar-design and highlighted the eco-friendly bonuses such as the 50% subsidy of a 2,500 litre rainwater tank and waterwise front yard landscaping packages with each homesite.
